Located four miles west of Summerville, South Carolina within minutes from the historic plantations along highway 61, the Ponds community has a rich history dating back to the 1600’s.

The Ponds is a fully integrated, mixed-use pedestrian community that respects the natural and man-made beauty of the land. In addition to the mixture of housing types, single and multi-family throughout the neighborhoods, it will become home to a Village Center with retail and condominium opportunities, live-work spaces, and a public waterfront edge featuring an amphitheatre, esplanade, and playground. Residents can safely walk or bike along a generous promenade leading from their neighborhood, past a K-8 school, YMCA, and Library and into the Village Center. The preserved historic Farmhouse nestled in age-old live oaks sets the stage for a gathering place for the community with a pavilion, pool and orchard.

The Ponds is a group of discrete but interconnected neighborhoods organized around a development-wide open space/trail system and linked to an expansive preservation area. The extensive trail system, which originates at the Farmhouse and connects all the neighborhoods, includes a Conservation Area. Of the total 1888 acres, 1100 has been designated as Conservation. This area offers opportunities for canoeing along the headwaters of the Ashley River or hiking over land and boardwalk system to picnic sites, a small amphitheatre, or wildlife observation area. Protected areas include wetlands, water systems, existing trails, significant trees or tree stands, and meadows; these spaces have determined the locations of roads and development sites.
